BrokerIPTV : Location - Location For Builder Projects. We are talking with Gary Lohrman today from Fuller Towne & Country Properties. He is broker and partnering. Gary, one of the markets realtors are interested in this projects working with builders on projects, your thoughts?
Gary Lohrman: Projects are difficult undertaking. You never know what you are getting into when you take on a project.
BrokerIPTV : Pros and cons, bidding and winning a project?
Gary Lohrman: Well, bidding and winning a project especially if you are the first one in its your cost factors, a lot of times can be a lot higher than you anticipate and you dont have your rewards initially. Its not until the project is actually closing out to your rewards come through.
BrokerIPTV : I was going to ask you, do you think thats the biggest mistake they make in underestimating the amount of cost, particularly marketing cost that they going to have to put out?
Gary Lohrman: Definitely.
BrokerIPTV : And not really doing enough homework on return on investments?
Gary Lohrman: Correct and the other thing is that not getting a long-term commitment form the developer.
BrokerIPTV : Alright. How about what projects you would just stay away from or too risky? Some people say thats condos, some people say thats town-homes. Some people are concerned about areas
