Working Foreclosure and Short Sales in the Springfield real estate market.
The Springfield real estate market remains stable in our area, however, those once easy to close sales have now become more difficult.
Short sales and bank foreclosures are usually the first listing to be shown now, leaving the owner occupied homes overlooked. Unless they are priced to be competative with the short sales and foreclosures, they tend to remain on the market longer.
Earlier this year I completed a class through RE/MAX on "Foreclosures, Short Sales and REO's." Nancy Freeman was awesome!
Armed with all this new information, I closed a short sale last week that was blessed with a first and second. Having brought the buyer to my own listing, both buyer and seller remained much more patient and within 6 weeks, we closed. Phew!!!!!! The time spent on the phone with the banks is exhausting. But I can tell you every representative of each bank was courteous, friendly and patient. All my questions were quickly answered. Every problem was confronted.
Would I do this again? Absolutely! I currently have six other short sales working. Learning to work with each bank is like learning a new dance daily. It's well worth the time to hear the relief in the seller's voices when I let them know the bank has approved the short sale.
