How many homes have you seen that have deferred maintenance, poorly kept front yard, packed with personal items (clutter)? You wouldn't think of selling your car without cleaning it, would you? Curb appeal requires an objective evaluation, often difficult for the home owner to do themselves.
Home buyers mostly don't want to spend top dollar and start right in painting, cleaning, and landscaping. They will expect to reduce the sales price by the perceived expense of repairs and maintenance.
Home staging is said to increase the average sales price around 10%. Very few buyers have the vision to imagine how a home would look all clean and freshly painted. How it would look with their furniture, their family portraits, their personal touches. Our job as Real Estate brokers/agents is to help the potential buyer visualize living in their new home.
The age old adage "dress for success" also applies to your home BEFORE you put up the for sale sign.
