To keep up with trends in the local real estate market it is important to look at the counties surrounding Charlottesville, Virginia. Each area has a sightly different market that all combine to make up the Central Virginia real estate market. This post will focus on the sales of single family detached homes in Fluvanna County, Virginia in November 2008.
10 Fluvanna County homes had contingent contracts in November 2008. The average list price was $266,620 and the median was $257,450. They were on the market for an average of 164 days.
1 home had a contract pending. The list price was $149,900 and it had been on the market for an average of 19 days.
In November 2008, 10 Fluvan. The median was $239,900,na County homes sold. The average sale price was $323,608 and the average list price was $337,718. The median was $277,250, with an average days on market of 81. The homes sold for an average of 95.82% of the list price.
As of December 1,2008 there are 322 homes actively listed in Fluvanna County, Virginia. The average list price is $298,705, with a median of $249,970 and they have been on the market for an average of 167 days.
To compare we will look at the figures from October of 2008.
In October 2008, 12 homes in Fluvanna had contingent contracts. The average list price was $313,333, with a median of $244,450 and an average DOM of 115.
7 homes had pending contracts. The average list price was $284,107 and the median was $229,000. The homes were on the market for an average of 108 days.
31 Fluvanna County homes sold in October 2008. The average sales price was $264,103. They had an average list price of $271,707 and a median of $235,063. They were on the market for an average of 91 days and sold for an average of 97.20% of the list price.
A glance at the sales figures from a year age will give us further information.
In November of 2007, 23 homes sold in Fluvanna County. The average sale price was $286,045 with an average list price of $295,015. The median was $239,900 and the average days on market was 93. The homes sold for 96.96% of the sales price on average.
The final piece of information that we will examine are the year to date figures. In 2007 402 Fluvanna County homes sold from January 1 - December 1; in the same time frame this year only 285 homes have sold in Fluvanna County. This represents a decline of -29.1%.
