WOW, it isn't hard enough to sell houses.  What about trying to sell a property that has both Commercial and Residential on the same lot.  Can anyone give me some advice as to how I can get a piece of prperty sold that is very unique.  The location of the property is perfect for anyone looking to build a new retail strip, however, there are two homes on the property, it is a corner lot and the Commercial part faces a very busy highway with plenty of traffic.  The homes face a road that has very little traffic even though there are plenty of Commercial buildings across the street.  The property has 5.68 acres, of that 2.5 is Commercial.  The other 3 acres are residential with one home with 3000 suare feet and another with 1100 square feet.  The original owners lived in the large home and rented the smaller home.  The current owners have a groundskeeper living in the smaller home.  The large home is vacant.  The land is absolutely gorgeous.  As I said, it is a very unique property and will take a special buyer.  Where do I find this special buyer.  I have paid for advertising all over, including nationally.  I have had only a few bites and all of those are local.  The property is listed at 1.3mil.  I have tried contacting reception halls, funeral homes, and many other types of businesses.  I don't know what else to do.  Many people either just want the house or just want the Commercial.  I don't think that subdividing would be a bad idea, but the seller is a little leary, she feels that it may take away from the beauty of the propcerty.  Has anyone experienced this sort of dilemna.  If any of you are familiar with the Slidell area in Louisiana, your advice is needed.  By the way, the large home is decked out in Mahoghany.
