People ask me questions all of the time like "what is the market doing?", "how is real estate in Springfield, MO?", "should I rent or buy" or "is business up?". Because these questions can be answered so generically with the term "it depends", I find it easier to tell people about the projects that my company is working on.
Since Paul Dizmang and I work with so many real estate investors, the object of our business is to find nasty ole single family rentals (or duplexes, triplexes, etc) that need fixing up. We really do a lot of fix-and-flip style projects, but very rarely do we actually "flip" them. We hold them and rent them out and manage them for our Investors.
So the 5 biggest real estate projects in the works right now are:
- 2008 Year End Property Tax Payments on 200+ homes.
It is easiest to put all of the properties into a Microsoft Excel spreadsheet showing address, parcel number, and amount due. Once the checks are written and mailed, put a check in each column and show the check number. It is really easy to follow up with when all of those receipts come in later. - Potential purchase of 20 units (Five 4-plexes) in a prime SE Springfield location.
We have found an amazing deal on 20 units and the great thing is that we have the Investors in place and ready to purchase if we can get all the numbers crunched and worked out. - Establishing a Grand Place Addition H.O.A.
We have one subdivision with 28 rental houses that is popular with college students. Lots of college students = lots of parties. Lots of parties = lots of trash. Along with parking problems. Unfortunately, we can not get the City of Springfield to put no parking down one side of the street to curb (literally) this problem. So if we create the Home Owners Association, then we can put it into the covenants and restrictions and outline fines for the offenses. Tenants don't like fees and fines. Problem solved. Hopefully. - Selling our listing at 2023 N. Carriage Court in Nixa, MO.
