As a child, growing up in rural Plattekill, NY, I would listen to the top 100 hits of the year on radio, writing this information down, as if it had huge significance. This was always a fun end of the year activity. Today, in Hamden, Connecticut, I create my own Top 100 list in December, as part of my game plan for the coming year. Who goes on that list? Those people who know me and my way of doing business, are caring and loyal friends and business acquaintances, and will think of me first when someone they know needs help with real estate. These 100 are my inner circle, my marketing team and my ambassadors. They are the most important people in the world for my business.

As agents we spend a fortune on advertising, marketing and postage. The results can be underwhelming, at best. Imagine spending time and effort with your 100 people on a regular basis. I think it's the best investment you can make in 2009. This may involve catching up with an email, a phone call, or what I call "the ministry of lunch". Taking time to thank these special people, individually and personally, can be a great investment in time and/or treasure and quite gratifying, too! There is good business to be done in the coming year, particularly with the pent up demand for real estate. These 100 can refer this business to you.

Yes, we have had a rough year in real estate, but there are many out there who are still dreaming the American Dream of home ownership. They will be looking in 2009, particularly if there is an incentive to buy, such as very low interest rates combined with the first time homebuyer tax credit. Talk to your 100 and ask them for their business or their referrals. You will be happy with the results. I wish you a happy holiday season, a burst of creativity, and a prosperous 2009.
