Here's Phase II of "If you are not willing to compete in this market, I am not willing to list your property."

After some discussion, my Seller finally agreed to list with me at my price.   His property had expired after being on the market with another broker for 1 1/2 years.  He was reluctant to drop his price, however, I wasn't willing to take the listing unless he was willing to compete in this market.

Today we have a contract!  :)      My Seller is happy and the Buyers are happy.  It was a fair deal and we are closing before the end of the year!

For all the past, current and future home sellers in Crosslake MN and surrounding areas, I have a message for you. IT IS THAT EASY! Why waste months or even years trying to "hold firm" and lose thousands of dollars in "holding" costs and gain hundreds of hours in frustration.

Darla - that has been my position since day 1, it is hard enough, sometimes, selling a listing priced right and darn near impossible to sell an overpriced listing right now.

Mike - I agree; all the marketing in the world is not going to sell an overpriced listing in this market.
