#1. As a BUYER, you agree to have complete representation and protection from a licensed real estate salesperson, and the protection is under the cover of his or her broker.

This protection covers all of your negotiations and discussions leading up to and including the purchase offer on a house of your choosing.

This protection covers your interests during repairs the Seller is completing after the acceptance of your purchase offer, right up until the deed is recorded in your name.

#2. Often, your real estate salesperson will assist you in finding financing as well, and will be a key partner in lining up inspections and other matters important to you in the real estate deal.

#3. No other real estate salesperson or broker can initiate actions with you that you may not fully understand.

Your exclusive agreement in effect states that YOUR real estate salesperson will handle the details, and explain everything to you as work your way through the purchase of real estate.

You are fully informed and your interests fully protected, whether you're looking for a house or negotiating the purchase offer.

WHEN YOU'RE IN AN EXCLUSIVE BUYER-BROKER AGREEMENT it's a "hands off" signal to other salesperson and brokers who may not know your needs and interests as well as your exclusive salesperson and broker.

#4. The only sure way you can protect your interests in buying new homes (yes, this is an area where Buyers benefit from representation and sometimes contract negotiations) is to sign up at the homebuilders site with your Exclusive Real Estate Salesperson present.

Welcome the real world: our experience has a somewhat perplexing situation - that is, home builders' agents may try to claim you as their own, even though you're in an Exclusive Buyer-Broker Agreement.  Once they know you are engaged in an exclusive buyer's-broker agreement you can visit the homes all you like with the certainty that when it's time to sign a purchase agreement the home builder's agent will know you'll be represented by a professional who has your interests at heart!

So how does it work with the Terry Rasner-Yacenda Home Buying and Selling Team?

It is our policy that our Exclusive Buyer-Broker Agreements do not cost the Buyer a penny. We earn our commission from the Seller, and if we do a good job for you, our Buyer, you get the house and property you want, and we earn your respect along with a commission from the Seller's proceeds.

Your responsibilities as a Buyer include letting other real estate agents, home sellers, and home builders' agents know that you are currently being represented by Terry Rasner and Dickson Realty, for example, your Exclusive Real Estate Salesperson/Agent and Broker. In this case, all contracts, purchase agreements, and negotiations will be conducted on your behalf by the Terry Rasner Team.

Actually, we did have someone take the carpet when they moved; ripped it right off the floor, and part of the backyard fence as well.  Oh, and did I tell you about the family who took the built in appliances with them as well as some light fixtures (they had purchased themselves)?
