Focus on "buyers market", Russian investors

"LONDON-The conference program at this week's OPPLive property show spoke volumes about the new focus of the industry. No more whining about the financial crisis; now the spotlight is on "Adapting to the credit crunch consumer," "PR Strategies to attract Russian buyers" and "Alternative funding sources for developers."

"The good times are officially over," read one cheery advertisement for the annual show, which was launched in the U.K. four years ago, at the height of the good times.

"For property shows like OPPLive, which focus on estate agents and developers, these days the talk is more about practical survival tips than big profits. It's a sharp contrast to recent years, when conversations usually centered on sold out developments and which emerging market would be "the next Bulgaria."

"Special care was taken to make this OPPLive show "topical and relevant," said Alex Evans, group editorial director for show promoter Richmond Green Group. Seminars were targeted at the industry's recently-energized interest in new marketing approaches and "understanding the buyers markets," he said.

"Everyone in the industry is making twice the effort to achieve the same results," Evans said.

"Although attendance after the first day was actually up from last year's show, the final tally of the two-day event was about 2,000 visitors, slightly down from the 2,100 attendees in 2007, Evans said. This year's numbers were bolstered by a 30 percent increase in international attendees, including a large contingent from Russia, thanks in part to an arrangement with the Russian Guild of Realtors, he said.

"Several seminars were dedicated to the quirks of Russian buyers, who are still, by all accounts, aggressively exploring international property markets around the world as safe havens for their investments. Earlier this year Richmond Green launched a new magazine, OPPRussia, targeting Russian estate agents with overseas interests.

"Around the show floor, there was much talk of "creativity" and "new ways of thinking."
