Many homes in So.Fl. have service contracts. Most 55 plus condo have service contracts.
When I do an inspection on a dwelling with service contract, I take a time out and explain what is a service contract and what does it cover.
Not all service contract cover the same thing. There are different service contracts so I suggest you read what is covered and more important what is not covered. When I list a defect that is most likely covered by the service contract I suggest the repair be done prior to closing and to have my client receive the receipt. Do not wait until after the close because if you didn't take over the contract the service company will not cover you. If you do take over the contract the service company will not cover you because it is a preexisting condition.
Service contract companies are in business to make money so their repairs are marginal at best but for some up in their age group it is great. They are putting in more and more exceptions to their agreement so read that agreement carefully.
