At the moment, the most expensive listing in my area is $15,000,000 (Canadian Dollars).     It's for a 65 acre oceanfront point of land, with huge wrap around views of ocean, other islands, mountains (including Mt. Baker and the Olympics, in Washington State), and has lowbank sandy bays and smaller crushed shell coves.    It has the potential to be subdivided, and current owners have been in  place since early 1950s, so the property has Old Growth forest on it, historic orchard, barely any development (what is there is very "soft"), and thus it's pristine.    Quite unusual, and in the best boating waters of the Pacific Northwest Coast.    Luxury, in my area, usually means the land itself, and not a dwelling.    Thanks!
