·         The first thing you will want to do is get pre-approved.  Many people just get pre-qualified, but you actually need pre-approval.  At one time, it was recommended to get pre-qualified by lenders, but now many sellers know that this process is useless in buying a home.  When you get pre-qualified, none of your information gets verified.   So, the strongest way to make an offer on a home is to get pre-approved.  This assures the seller that all your information has been verified and the loan will be processed.  Pre-approval is the most powerful weapon to have when negotiating an offer on a home.

·         Sell your property then look for a home to buy.  If you already own a home, you will be better off selling your home first.  You have more strength as a buyer if you are ready to close on the deal right away.

·         Make a list of what you do and do not want in your new home.  Before you even begin your house hunt, make a list of what you would like in a new home, and make a separate list of what you wouldn't like in a new home.  Doing this will help you in narrowing down your home search.
