I hope you are having a great week. I wanted to let you know that the market is changing drastically as foreclosures and short sales are becoming very prominent in the real estate market. Over the past several months I have been helping people that are late on payments, in danger of foreclosure, or even need to move for a number of reasons that they cannot avoid. Many of these homes cannot sell for the amount that the bank loan balance is. These homes can be sold as a "short sale."

A short sale is when a lender allows a homeowner to sell the home before it forecloses on the property, agreeing to forgive any shortfall between the sale price and the mortgage balance. This approach avoids a damaging foreclosure entry on the owner's credit report.  After a foreclosure, a person would not be able to purchase again for five years. However if a person completes a short sale on the home, they will be able to own a home again after two years.
