Have you/Do you use a pay-per-lead service!?! Please state your opinion...

I was looking at the replyrealestate.com site and was wondering if a pay-per-lead site like this was worth my time.  Please give me your opinion, but only if you have used a service like this before.

Hi Dustin,

Save your money and time.  Reply is the worst group to work with and their leads are completely useless.  And sometimes they do not even have the zip codes you are looking to market.

Plenty of other good groups to work with - none come to mind but Reply is worthless.

Dustin, I checked many pay per lead sites out and I  never found one that was worth going with. Once I started asking questions they became very vague!

I agree with the group. Save your money and use it to market yourself. Those lead sites never pay off.

Stay far away from Reply!  It will cost you an average of 20 leads (@$54 per lead) to get one viable lead per their sales pitch, however industry average is less than 2%, so now you are talking at least $2700 for one lead out of 50 to close with you. 

Spend you money and time focusing on the basics - meet the homeowners in your farming area, do community service, go after FSBOs and Expireds and look to work in an office that supports you, the agent.  Some firms offer "company generated leads", but look who gets the leads before you start salivating.  There is only one firm that I know that distributes its company generated leads to all eligible agents - not just the top sellers.

Thanks all.  After doing the math and hearing everyone bash this site, I've deffinately made my mind up.  I looked at my contact list and see that I have 40 self-generated leads (leads that Reply! would've considered viable) and I have not one sale from all of them.  If I paid for all of those leads, I would have to quit real estate just to get out of the debt that it got me into.

I believe in using companies like this if you are good with follow up and good on the phone.  I don't use a particular lead company, but I pay $250/month to drive web traffic to a lead capture page... I get a ton of junk sign ups but I wrote up an offer for a client on Saturday (after 2 months of using the service) and I just listed a home (will be up Wednesday) for a client who is also looking to buy.  3 potential deals that will pay for itself ten fold.

 

Do your research and make sure you don't sign any contracts.

Nick,

I'm glad the lead capture system is working for you, however something to note about companies like Reply.com.  Having good phone skills and followup isn't the issue with them, it's the leads they pass onto you.  Many have poor if not bad credit, and many are looking for unrealistic homes, like they want a home for $150K in an area where the bottom is $350K, or they want a home with 3 beds and 2 baths, 2000 Sq. ft. for $125K.  I think that's why they click on the adds that take them to sites like Reply.com, they have been told by everyone else that their wants are unrealistic or unattainable.

Just my opinion from my experience.
