How to keep your listings FRESH!

In the tough market, a lot of sellers have been asking me the "golden question"... what can you do to sell my home?

 

Well I am sure we all pretty much in a nut shell do the same thing, market it every where we can, online and in the papers... but of course we explain that in detail. No need to go over what we already know, right?

 

So here is my "new trick"...

 

I have recently thought of something else to do, that I would like to share with you all. I am going to make at least two write ups of every listing I have, and use them both. Every couple of weeks, I will switch everything to keep listings from looking boring. That way people that come through more than once, might find one description more eye catching than my other one.

 

 

I know that all of my listings that I told about this were very enthusiastic about it, and were really appreciative.

 

I am also adding A LOT more photos to all of my websites. I mean a lot. Pretty much as many as they will let me have. The key is taking good quality photos though. Not using the crappy ones just to fill up space.

 

I really want to hear everyone's ideas today. What is everyone doing outside of the norm to get their listings moving? Please share everything!!!!

That's a good idea. I see so many MLS listings that are obviously out of date ("this one won't last" on a listing that's been up for 6 months). Agents need to do their job.

That is a great idea- thanks for sharing it!

You already mentioned something that you do (and I think everyone else does too) to advertise your listing to anyone and everyone you meet. To take that one step further- I would get involved with local realtor classes or networking events to meet new people/agents. Not only will this be good to add hopefully some new contacts to your list, but it may be useful in helping to sell your listing.

Local realtors are key- not just the ones in your office. Agents in your area are the onjes who have buyers-maybe ones that could potentially buy your home.

Good idea about the two listing sheets.That should help as long as the price is competitive. I have noticed in my area that instead of being listed for what might seem like a fair market price most houses need to be listed for 3-17 percent lower.

Leslie- I know, and I have been guilty of that at times too, but not anymore! I am keeping my listings and pictures UP TO DATE.

Nicole- Great idea! You are very right! I do need to get out and go mingle with other Realtors as well. I try to go to all of our luncheons and such that we have... but I should try to do more BEYOND that. Thank you for sharing!

Cathy- I agree, I see that in my area as well. I try to list all of my houses (with the buyers faith in me) at what I think their house is really worth. I make sure that they are fully aware of what might happen if they want to price it TOO high.

Great tip!  I also create individual websites for each of my listings with lots of photos and information on the property.  I get a sign rider with the property address as the website address.  I get a lot of hits on the site from people driving by.
