With all the negative news today it is great to be able to report that home sales in Chester County for 2008 were over 4500 again for the 8th straight year and home prices fell only 2.5% year over year. While the rest of the nation has been struggling and the ecenomy is reaching recession levels, Chester County is thriving. The county econemy is number 1 in Pennsylvania and number 67 in the USA. The time is right for buying real estate. It is a Buyer's Market, but only if you buy.
Buyers in this market are finding that homes that are preiced right and in the right conditions are receiving multiple offers. Those that are overpriced for their location or condition are staying on the market indefinitely or never selling. The real estate market is like a jar of M&M's on your desk. As the level of the jar goes down, you refill it with more. The ones on the bottom are never eaten and are eventually thrown away. Houses on the market are picked by the buyers. The "best" ones, those on top are sold, then the market is replenished and another series of homes sells, again from the top. Eventually the bottom is thrown away. These are the homes that never sell.
