Gita-  Thank you for your comment.  Yep, some pretty decent homes out there.  I hope first-time Buyers take advantage of the $7,500 tax credit option.  It's a ZERO % interest loan from the government, basically, that only needs to be paid back within a 15-year period at $500 per year.  All things being equal, I'd rather have the money and pay it back a little at a time with no interest--IF I was a first-time buyer again.  :)

Gary-  Hey, Thanks!  Yes, many first-time Buyers have no idea how much money/assistance is available to them.  We're just trying to get the word out!  :)

It'sgreat you still have zero down loans in Florida. The only zero down loans in California that I'm aware of are VA and USDA.

Mike-  Thanks for the comment.  And, yes, a few counties have active DPA programs, notably Orange County (up to $35,000) and City of Orlando (up to $30,000).  One county here (Seminole) had given out to 20 couples/individuals either $30,000, $50,000, or $80,000 and all applications were due in October, so of course they will be out of money and no other applicants may qualify until they get more money next year.

I have one Buyer that is set to get $30,000 from Orange County this month and she is SOOOO excited.  PLUS, we have the $7,500 tax credit for first-time Buyers so a lot of people are excited about the idea of accessing that zero%-interest loan from the government next year, payable at $500 per year for 15 years.  (My DISCLOSURE:  Please do not use this as tax advice.  Please consult with your tax accountant and/or CPA and/or tax attorney for tax advice.)
