"Wait till after the Holidays"

I keep getting,"We're going to wait till after the Holidays to list the home"  I am in FL so snow is not the issue.  My thought, the home always looks so nice, smells great, and feels like home.  Any other suggestions for educating our clients as to the "Best time to List is NOW!"

I think most people dont want to deal with the added pressure of keeping the home ready to show during the holidays. But you have a great rebuttal as well.

See if you can get them to sign the listng agreement now with the understanding that it doesn't go on the market until a specified date after the holidays. That will give you plenty of time to get everything ready and allow them time to enjoy the holidays without added stress.

They should know that there will be a flood of new homes going on the market in January as well as a new round of foreclosures? Less inventory means a better chance someone will buy their home!

The inventory will go up beginning of the year and my argument always is

Advertising and marketing your property takes a little time and it will not happen over night. So, if you want buyer in a month from today, we need to list NOW

K Ann, this is normal (23 years) my slow time for the reasons you point out. we can not list a property and hold for two weeks in LA. I would suggest the declutter process and prepare the seller for selling. Buyers - get them prequalify and show subdivision, lay your ground work if they want to wait. Merry Christmas.

I imagine that most people want to have their homes to themselves with Christmas approaching. Many sellers might have extended family visit and stay for a few days.

Foreclosures will spike again in January, which means more inventory on the market. In my MLS, the best sales season is March and April. That's when most of the snowbirds decide they want to stay. There will be more motorhomes and trailers for sale as well.

It'll be interesting to see what will happen....I was told to wait until march to list mine.  we'll see.

This is a great time to list because most sellers will tell you to wait until after the holidays or in the Spring. Fewer houses are now on the market compared to the first of next year. Good luck!
