It does work on top of Microsoft Outlook -- so, you have to have that application.
I was pretty frustrated with the real estate contact managers out there ... over priced, didn't integrate well with Microsoft Outlook (who wants to be syncing all the time), couldn't handle multiple transactions per client, weren't the most intuitive to use, required an internet connection to use, and were overpriced/subscription based.
