So many of my readers want to know what the average home price is for their price point. Its sometimes hard to figure stats for a select few and call it "average", we each have our own idea about that. Of course, statistics can sometimes be skewed to favor one opinion or another.
So lets go for what I call the "Bargain" stats, Ventura County single family residences (attached and detached), offered under $400k and currently listed for sale within the last six months. I did not include sale price for this particular survey, just whats currently offered. I'll run another report soon. Anyway, lets dive into some basic figures I sourced from the MLS:
There are currently (as of 2pm Dec 16th 2008) approximately 847 active listings for single family homes, residential, condos and detached for under $400k that have been on the market for up to six months.
The average list pricing is $272,541 with the low being $63k and high $400k.
The average square feet is approx 1,264 ft, plenty for an average family of 3 or 4.
Some experts say we have only 4 months of inventory for the price point of $600k and below, and the MLS reports an average days-on-market of 52 for my stat report, significantly different.
As you can see, we are definitely in a "buyers' market" and will be for some time. Investors are flocking to the MLS seeking the best buys with the most potential for profit after some minor fixing up. Yes, it is happening! We are seeing the beginning of the "flippers' market" as I call it.
