I agree with #1 big time.  I call this "ostrich syndrome" because they're happy with just digging their head into the sand and pretending everything is ok.  People don't realize how quickly equity can evaporate when you are missing payments.  The attorney fees, late fees, and other penalties can easily add up to over $100 a day on a very small loan.  I blame the lack of easy access to free, truthful information and to the professionals who have that info.
