Ya know, I can't figure for the life of me why a listing agent would start marketing a property before it is ready. Ugggh, this bugs me and is quite embarrassing.

Check it out.

Scenario 1: I find a property that I think my buyer will like. It looked lovely from the outside on the ONE PICTURE in the mls. So we go see the property and not only did I have trouble getting in because of the damaged and outdated lock box but the property was filthy. Granted the owner was elderly and had just moved out a week ago to a nursing home but she had 5 adult children. Why didn't the listing agent make them get that property ready to show?

Scenario 2: I'm taking a picky buyer out and the property looked good from the pics in the mls. When we get there, it was clearly apparent that his property was a quick flip and unfinished. Mind you, the mls had no mention of anything being completed before closing. The backdoor had a screen door that was damaged, the property was empty but dusty, the back bedroom literally had half a paint job, the bathroom was...man i can't even describe that thing with it's bathtub painted black. The contractors lef their tools and their mess. Why didn't the listing agent make them get that property ready to show?

Scenario 3: Same picky buyer, same day. The property looked good from the ONE pic in the mls. We didn't even go into this one. It was clearly vacant or at least it should've been from the trash in the lawn that wasn't there in the pic and the agents sign had been knocked over and looked like it had been that way for quite some time. Why didn't the listing agent make sure this property was ready to show?

I don't like taking people to see property that I know they aren't gonna buy. In order to make sure I don't do this, I feel as though I have to see the property myself before taking my buyer to see it so I dont waste their time and by doing this I am wasting my time. I can't figure for the life of me why an agent who is trying to sell a property would only have one pic showing in mls or why they would have blurry pics full of clutter, or why they would not make sure that property is pleasing to a buyers eye and better yet, why even work with a seller who will not work to make sure their property is in a condition that will entice buyers to make offers. Is the need for a commission check so high that we waste time and money in hopes of a closing?

I absolutely agree with you.  I have seen a very few listings like that in my area, but I've seen a few.  Sometimes it makes you wonder if you should preview the properties before showing them as it can't help but have a reflection on you.  At least in the eyes of some buyers.

I couldn't agree more. Just last week I showed a property where Tenants were living in. The place was a complete mess and my buyer was totally turned off. It was unfortunate because under the mess, it was actually a very nice home!

Oh just great right? I mean what are we doing here? Are we really trying to sell homes? I mean I don't care what the price is, if the buyer is not interested because the property is dirty and ill maintained, the house won't sell. I really can't understand the mentality of investing your time and energy in a property that people don't want to look at? Can someone please explain this to me?

In our office if we have a lazy seller who just won't clean up their act. We sick all of the agents in the office on them durring home tour. We all fill out comment cards and go over them with the seller. It has worked well and opens their eyes how others see their properties. I am a firm believer in feedback, even if it is not the most favorable kind. Remind your sellers or the agents of the properties that we are showing that this is meant to only help.
