Home Inspector with Inspector Mike #2116

I would like to share a few articles on electric with respect to dwelling units.

Federal Pacific Electric Co. Stab-lok® Update

Inspecting Electrical Renovations

Homeowners Warned About Aging Home Electrical Systems

Residential Electrical System Aging Research Project

People understand that the furnace wears out or the plumbing leaks but seldom if ever do they thing that the wiring methods change.

Maybe some of the information above will help everyone with the clients.

Well, I would say that IAEI does not have a problems with FPE's.  Sorry, I can't agree with them on their assessment of FPE (Fire Producing Equipment), I have seen too many damaged panels over the years and beakers that did not work.  ZINSCO panels are just as bad if not worse, IMO.

When I find an FPE or ZINSCO panel I no longer remove the covers.  IMO, they are too dangerous just on their design and this is on top of their other problems.  They are like the infamous YUGO cars, an interesting idea but poor design and quality.

Zinscos have been known to literally crumble when the cover was removed.  I agree with Scott...they're much worse than Federal Pacific.  I think much of the problem with them comes from incorrect manipulation of the stab-loc breakers. IMO, as long as they are put in place and not messed with, they tend to give good service for a long time.  On the other hand, it's the design which causes the ultimate problems with them.  Zinsco?  They're out of business for a good reason.
