Don't make decisions based on your emotions.  Deal with the facts about your home.  Look at your home as a prospective buyer would.

 

Work on inexpensive quick fix-ups.  Landscaping, fresh paint, house cleaning on the inside and outside and remove clutter.  All of the home's windows should be cleaned.

 

Take care of major problems in advance or make an allowance in the list price.  It is best to get a home inspection prior to listing your home for sale, so that there are no surprises when your home is inspected by a potential buyer.

 

Curb appeal is extremely important.  Add colorful annuals, make sure trees and shrubs are neatly trimmed.  Make sure the lawn is green and trimmed.
