How much does it cost to build a 2500 sq ft home? Most agent's will not like this blog!

 Are there any builders out there that can answer this question?

 With out the cost of the lot, can anyone tell me on average how much it cost to build a 4 bedroom 2 bath 2 car garage? Single story & two story! I will figuren the lot within the price later

 I have the answer and when you see how cheap it is to build an average home, you may start to wonder why homes are selling for so much. And maybe in the future, you may want to have your own home built this way instead of purchasing a home in a huge development.

 I will be waiting for comments through Friday and then will drop the ball on how much it really costs to build an average home.

 And why would most agent's be upset about this blog? Because agent's may be selling homes for more then there worth. And it might be a good idea to not let any of your client's read this blog.

 Why would a agent post a blog like this? Because people need to know the truth and not the lies that have been given to them by so many other builders and lenders.

I'm very interested in what you come up with.

But I see many builders going out of business so the total costs might be more than you think.  I think there is plenty of competition out there so that if homes were outrageously inflated, there would be a few builders who would jump in there and sell at low prices.

It's kind of like Starbucks.  How can you go wrong charging $3 for a cup of coffee? But you begin adding all of the costs involved to deliver that coffee, before you know it you can easily start to lose money.

I would defer to Lenn's answer. on this one.  My brother is a custom builder which there are plenty of in the midwest. 

The large tract builders are hurting here, big time because of the cost of land - that is the largest expense + improvements (public untilites).  Otherwise people would do it the way they do it in the midwest - buy the land and then choose the builder. (Spot building like Lenn mentioned)

Builders started with the lowering of the prices and then the REOs came.  They hurt because they cannot compete with $50 a square foot homes that the noteholders are dumping on the market.  Even when they force the consumer to use their ABs they cannot compete.

If you know anyone who can sell new construction for less than $60 a square foot including improved land, I will be happy to give you a 50% referral fee for every client that closes with them.  We can write a contract on it and then you can introduce me to the builder and we will let him know about our deal.  I work them, you get paid :)

Robert, one who knows how to do home building them self's and can reduced sub-contractors in the building process, they  can greatly reduced the cost of a home. It's is different to build a home within city limits, then it is in rural areas. The land is always 15% of the price and the foundation is 15% of the cost, for total of 30% leaving 60% onto finishing the house. The cost of the lot will always dictate the price of the house. A other factor one needs to consider is, are you use your personal funds or the banks to build your home, this also comes to play in the cost of homes. their are many factors that need to taken into consideration before a true figure can be determine. Any body that's being in the home building, construction, or remodeling business on all bids a 20% room for error is added at top of the price.

The final finish out of the is were the price of the house will greatly vary, the point of the sheet rock on back to the foundation is the same cost on all houses per square foot.

Not including the land.  I'd say you could get the whole house done for $70k.

I will also be watching what you say.  My husband is builder and I pay the bills so I know we can do it in Lubbock TX, no frills, $65, our cost, nothing for us.  No room for mistakes, or act of nature.  This would be a custom home, not a tract home.

Robert, I hear $75 / sq. ft a lot, but I think it's at least double that.  Remember the rule of thumb, it always takes TWICE as long as you estimate, and costs THREE times what you calculated!

I have been involved in selling and building about 800 houses aside from resales and commercial.

However, every area is different, I had a customer in Texax and their labor was 1/3 of ours.

Also, average is like normal or regular. What is average to me is maybe a mansion to another.

You have to talk specs. Here in Northern Bergen County, we build from $120 to $300 per ft. $120 is our very basic, $300 is a true mansion all to the max.

I have a partner that build SIP house around the Country, for $80 range per foot.

So take a shot at it.

Sorry it took me so long to get back to everyone, a little tied up for the holidays.

I really want to thank everyone for your comments and they were all great and most so very right. It does depend on the area you come from because prices on material, permits, licenses, lots, all very from state to state.

With out the lot counted in to the price and lots can vary from $2,000 - $2,000,000 dollars and that's why I didn't include it with price.

The lowest cost to build a 2500 square foot home is between 60-65 dollars per square foot. And if you help build the home from start to finish, you can deduct approx. 25-30% of the price.

Lowest cost if you help build a 2500 square foot home from start to finish at 30% for your labor at $60. dollars per Sq Ft minus the lot would be ----

approximately $105,000 dollars

Can anyone tell me first, the avarage cost for a general contractors to build a home per sq ft in ut without lot? and second do you add basement to finnished living area to get your sq ft price even if basement is not finnished??
