The Wiregrass area has a lot of unique communities. Except for the townhouse developments, there is no easy way to compare home prices. Each home is different and the value of each property varies dramatically depending on the lot size, view, location, slope, ease of access and many other factors. The standard CMA that is generated from the MLS only provides a cursory view and does not really give you the specific details needed to accurately gauge the price of any particular property. I take the process many steps further and do a comprehensive market analysis that takes several hours to perform.
This extra detailed analysis helps buyers and sellers to determine the fair market price for a particular property and helps to shorten the negotiation stage of the transaction. It helps to reduce conflict and brings both parties closer together when everyone realizes that the fair market price is being determined from a comprehensive & unbiased analysis.
