  If buyers look at your listings a second or even a third time but don`t make an offer, you can make them an offer! If they have returned, they probably have your listing on there radar. Ask the buyers agent if they would look at an offer from the seller. Draw up a purchase agreement with aggressive pricing, it will get the buyers attention and will probably move to the top of there list of property to purchase. This will probably get at least a counter offer. This is a good way to test the market. If you don`t get a counter offer, you might need a lower Price.

Interesting-- but then it puts the seller on record of being willing to accept that lower price... there would be no reason to keep the price high-- but, if they've been there 3 times, and no offer is forthcoming, it most likely is because they don't want to negotiate AND they don't want to pay near full price. Not bad if you were planning, or new you needed to, to drop the price anyway.

I understand there are markets where the buyers are just waiting... thinking they should not buy now because prices are still falling. I understand that parts of Long Island are like that. That is scarry!!!

That's an interesting idea.  Can't say I've heard of anyone trying it in my office.  Thanks for sharing it.
