Kind of in the middle of nowhere, but still a straight shot to Fountain, Powers Corridor, Peterson Air Force Base and Schriever Air Field is a neighborhood that was built throughout the late 80's and 90's. Boundaries:
Colorado Centre is the southern of the 2 neighborhoods. The homes here were built in 1985 - 1986, and then more were built from 1997- 2000. You will find plenty of two-story, 3bed 3bath 2car homes here. However, there are a few ranch-style homes as well as a couple bi-level (split entry) and tri-level homes in the older parts. These neighborhoods offer no town homes, condos or apartment buildings. Homes range from about 1,200 total s.f. all the way up to about 2,800 total s.f. and most homes have a basement. There is no active HOA, so the covenants are quite relaxed. There is a nice playground and park between the 2 neighborhoods, as well as plenty of open space. Children who live in Colorado Centre and Morning Sun go to Widefield District 3 schools:
The average price range of homes that have sold (since January 2007) is $186,691. (Prices range from the upper $150k's to just under $220k.) This neighborhood has a bit of a slower appreciation rate than other areas of Fountain and Colorado Springs. The average Days on Market (DOM) is about 130 days - about a month longer than Colorado Springs' average DOM.
However, this could be an ideal location for someone who wants a quick commute to Peterson AFB, Schriever Air Field, northern Fountain or the local airport (heavy commuter). Or, for someone who loves a neighborhood feel - but still wants to be "away" from it all. Just make sure that you allow yourself enough time when it comes time to sell. Now, with the majestic Rocky Mountains to the west - Colorado Springs tends to grow eastward - meaning that Colorado Centre and Morning Sun won't be "in the middle of nowhere" for too much longer. |

The fact that Colorado Centre and Morning Sun are kind of "in the middle of nowhere" (compared to other neighborhoods in and around Colorado Springs) probably plays a large part in the higher DOM and slower appreciation.
