Creative Tip - Incentive for Sellers to Attract Buyers

Note:  The following is an incentive package to attact the prospective Buyer. 

These can be designed as Flyers w/borders (not shown here) and placed in different areas of the home, such as on the bathroom counter, kitchen counter, fireplace mantel... Great for Open Houses & when showing appointments.    Also, in the picture section as an attachment. 

Because of the soft market, creativity is necessary!  Always be careful, though, to explain exactly what is offered.  No misleading.  Spell it all out, so everyone understands.  Such as, notice the: one time cleaning, or once a week for one month.  This is designed for the Seller to offer these incentives, not the Realtor.

Below should be "centered", but it appears that option is not available here.  I also use attractive, colorful font & size.  (cannot do that here, either).

Good idea.  Thanks for sharing.  Buyers these days definitely want incentives.  However, I'm finding that the right listing price is the best way to get the house sold.  Here on the Treasure Coast of Florida we have a glut of homes on the market so no matter what the incentives are, unless you price the home right, the buyers won't take the time to look at it.

Those are great incentives but there is no better incentive that a properly priced home.

Dan, Thanks! I like Jennifer's truck idea, too. 

This is just another creative tip.  Remember, everyone can't do the exact same thing ... you have to stand out.

See, different things appeal to everyone differently.  Dan likes the truck idea, hmmm...maybe it's because he's a guy.  I tried to cover what the men would like (grass) & the women would like (cleaning) & what both would like, (dining out). EX: Some people hate to cut grass, and some people are so stressed about moving, these incentives were to help the Buyer move in with less worry & less stress.

In our area, there is a real estate company that has their own truck, with their advertising on it, that they loan to the new home owners to use.  The park it in a high traffic area, too!  And it says what it's intended for something like: Our customers use this truck to move (for free).  If anyone uses this idea, just make sure you have permission in advance to park; otherwise it could get towed!

Jennifer, Thanks!  I like a spotless home, too!  Me, too, even if the cleaning service cleaned, I'd still clean it again & disinfect absolutely!!!  And having the cleaning service clean, at least it would make "our" (& Buyers like us) disinfecting cleaning much easier.

Jeff, Of course, the price of the home should be priced right to sell, but why not add the incentive as well? Especially if all the Sellers have their homes priced right, too! 

In the end, it's not only the right price, but it's what the Buyer wants.  Especially if it's a home they plan to live in for a long time.  They are going to be looking at what appeals to them,  incentives or not, and go with what they love & need.

Michelle, You're Welcome & Thanks!  Who pays... this can be creative.  But the idea is for the Seller to pay.  The expense is reasonably low & offers a lot ... & like Christina stated: What Buyer wouldn't love that!  The points are to attract more attention for potential buyers (like Open Home Mortgage said) & to make things so much nicer for the Buyer when they are moving into a new home.  In my case, I used these last year when we had so many Open Houses to do.  Some Sellers were going to pay, they loved the idea.  (and all the homes I had listed were clean to start with).  One Seller didn't want to participate at all.  My husband & son have a lawn service & they were going to donate the lawn care for a month. So that helps the Seller & for a nice listing tool for me.  If needed, they also help me keep the lawn & landscaping all trimmed & neat, especially before an Open House. 

Oh, the Home Warranty is a bit higher, but that could always be left out.  Pick & Choose.  Our area was hit by hurricanes and this just appealed to many people.  I had so many concerns from prospects on how high the ground was, that I had to research the levels!  We had a lot of people from Louisiana looking in our area at the time.  (from Katrina).

Elizabeth, Yes, that's pretty true, but many are looking at the higher prices and putting in much lower offers.  I agree the home should be priced right to begin with.  Even with the home priced right, Buyers are putting in lower offers.  That's just the way it is ... back to normal, almost.  :)

Have you seen or heard of some of the incentives that the Sellers were giving away on the HIGH END properties!  Boats, Cars, !!!
