 After the glaring defects (that would be leaky roof, broken window glass etc) are repaired, the cleanup and de-cluttering have taken place (and yes, a stager can help with deciding what should stay and what must go), then dressing your house for opening day is essential for showing/selling success.

Michael - The prices in California reflected an over-valued product before the current correction. I agree sellers feel the loss of unrealized equity and it can difficult to convince them to pay additional fees.

Staging generally won't sell a property.  However, it (or the lack thereof) has the enormous power to kill a deal.  Great property, location, etc., but loses the buyer with clutter, smell, dirty, etc.

If the buyer is interested but the property is not in top shape, then that's begging for a price reduction, no matter how low you currently are.

Clean it up!

I'm a true believer in staging.  I also believe sellers need to listen and paint and put down new carpet when it is more of a distraction.  I have found that all the great staging in the world cannot overcome poor finishes.  Good luck to you!

Patricia --When homes are flying off the shelf, I'm not sure staging is as valuable, and I'm not one to advise full-blown staging, but it is great way to make a memorable first impression and get a second showing which often means an offer may be next!
