Here is the chance most buyers on the fence don't seem to realize. The banks and lenders are closing out their books for 2008 and are making projections for 2009. The high volume of foreclosed properties sitting on the market is just the tip of the iceberg as the number of "short sales" will turn into foreclosures.

The time to negotiate with the banks is right now. Many of the assett managers I have talked to are looking to see offers and move inventories. I am seeing foreclosed properties sell 10 - 20% below asking price on already reduced properties. Many are in good condition and some are in excellent shape.

Have you run across any where the bank is trying to make a profit?  There is one that I have a buyer for, if only the bank would get real.  They priced it over 12% higher than the foreclosed amount showing in the tax records.  It needs a lot of work...both repairs and updating.  This has been since the bailout was passed.  Makes me wonder???

The bank may feel that based on it's inventory of foreclosed properties and the BPO it is correctly priced.  Like I tell my clients in similiar situations....write your offer...and see what happens. It is time consuming but the returns are well worth it.
