Fico - No minimum... 400 OK! 300 OK!  No Credit Check!

Ratios - 55% DTI max

Credit - Bankruptcy OK! Foreclosure OK!  Judgments OK!, Collections and tax liens OK!

Income limits - No limits

First time buyer - Available for 1^st and any other buyer.

Occupancy - Owner occupied only.  Non owner occupied optional on a case by case basis

Down Payment - Minimum of 10% - "Zero percent" option may also be available on a case by case basis

Reserves - 1 month PITI can be from gift or seller contribution.

Gift - Can be used for closing costs and down payment.

Seller Contribution - No problem

Employment - Must have a job. Short of an employment history OK!

Self Employed - needs to prove a income Verified by an independent 3^rd party                                   

Appraisal - One full appraisal required.

Max Properties - May own other properties.
