While there have been volumes written about pricing a seller's home and while none of the pricing tips presented in these blog posts are new or earth shattering, it is important to restate the obvious. Although real estate agents know this information intuitively, sellers don't often realize the facts and need to be informed so they don't make false assumptions and do make an informed and factual decisions.
Tip #9: How badly do you want to sell your home?
This is a fundamental question every home seller should ask. Sometimes the answer to this question is obvious: job loss, divorce, relocation, schools, more space needed, etc. However, sometimes, a seller's true motivation is either not clear, or if it is, may not be easily known to the listing agent.
Motivation usually drives everything.
If you are motivated, then your cooperation increases, and as a result, your property can become much desired. Cosmetic improvements, minor renovations, remedied deferred maintenance items, home staging, competitive pricing, ease of showings, and the like, all contribute to the total sum package of making your property a more inviting proposition to a potentially interested home buyer.
