Haywood County, NC - MAGGIE VALLEY Market Report - 12/31/08.

Maggie Valley, NC recorded only 2 residential real estate sales in December 2008 (see details in chart below), and it took an average of 132 days to sell those homes. Ouch!

Absorption Rate.

Considering that a 6-month absorption rate/inventory level is considered ‘normal,’ our 'off the charts' absorption rate is huge, but I have to add that historically sales are slow during this time of year. Maggie Valley has a higher percentage of second homes than most of Haywood County.

What was considered "Normal" sales  per month before the current mode set in? 132 days on the market isn't too bad. We are looking at over 300 days in many cases here in SCC.
