let's start this off - straight up

again, it happened today.  I was speaking with a client that I've been sending listings to for over 6 months.  the wife wants to buy, the husband doesn't (at least not this month).  after nuturing the conversation over the past, I finally got to a point where we talked about the loan approval process.  She didn't know the massive changes that have taken place and that basically, there's no stated income.

I'm not complaining, I merely pointing out that so many THINK they know.  If I don't do my job correctly, I waste their time and jeopardize their deposit.  If the average buyer buys 2 or 3 homes in a lifetime, I have sold over 100 already and i'm 38. 

Is there a better way to get these folks completely covered on the finance side before going in to the search and show mode?

Welcome to ActiveRain... maybe you should send clients copies of blog articles you have written, or have found useful, and those could conveniently cover aspects of buying a home they need to be educated about. That way, you stay in touch with them over the weeks/months, and educate them at the same time.

As far as your buyers go, tell them the story I use.  Why would you want to fall in love with a house you cannot afford?  It is a horrible thing.  Of course, on this one, I speak from personal experience.

Hi Dave, and welcome!  As to your question, when my buyers get a pre-approval letter it is usually good for a  couple of months.  If we are still searching after that time, I insist they talk again with the mortgage specialist.  As Ann stated, who wants to fall in love with a home only to find out they can't afford it?  This is usually enough motivation to get clients involved.
