Carlsbad real estate market report

The Carlsbad real estate market continues to evolve, and the statistics for December show a number of changes from October. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, rather than local, so that information may not represent the reality of our local Carlsbad real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.

In December 2008 there were 85 homes sold in Carlsbad's 4 zipcodes, as compared to 57 for November (a 49% increase in sales). Here's the breakdown of overall activity.

The number of sales was dramatically more than in November, with no change in the average sales price of a detached home and an 11% increase on the average price of an attached home.

Prices for CARLSBAD

At the end of December 2008 there were 521 Carlsbad homes for sale (327 detached and 194 attached homes), a drop in total inventory from November by 15%, which is common at this time of year. This represents an inventory of 6.9 months for attached homes (a small decrease from November) and only 5.9 months for detached at the current rate of sales over the last 6 months (a small increase from 5.6 months as of the end of November). These absorption rates continue to be encouraging when compared to many other parts of the county, some of which have over 2 years of inventory.

The market data for the 4 different Carlsbad zip codes vary considerably; for December, the average sales prices for detached homes were $627,312 for 92008, $685,495 for 92009 (La Costa area), $551,000 for 92010, and $846,400 for 92011 (Aviara area).

This overview of the Carlsbad real estate market is based on information provided by the MLS for homes that went under contract in the last couple of months and closed in December. More details can be provided if needed with regard to current activity as well as within the specific zip codes of Carlsbad.

Jeff, very interesting. We too had a significant increase is sales in December versus November.  With your limited supply you look to have a very healthy real estate market.  We are still struggling with a 24 month supply.  Great report!

BB - pretty amazing price comparison. And that price is down quite a bit.

Liz - we'll see what the new year brings. Hopefully interest rates wll encourage folks to make the move if they are ready financially.

Diane - our inventory has remained failry stable but with some ups and downs. I don't think the absorption has been about 12 months for the coastal towns in quite some time.
