Eddie:  I wish I knew more about this to comment.  I have seen model home sale-leasebacks work very well... but nothing like that in the last three years.  I sure don't feel very "safe" about an investment like this... at this time and with this economy.  It seems to me like it is an invitation to become upside-down.

I can tell you that past clients that have look at this opportunity have worried about the real estate atmosphere.  They all had a very specific plan.  Some liked the area so much that they chose to stay, some looked at the location purely as an investment.  All have been happy with their choice.

I believe the leaseback opportunity allows people to invest in a home that pays the mortgage and puts money in their pockets while the current market re-adjusts.

I havent seen any of this sort of arrangements in my own marketplace.  It seems like a fairly win-win situation for both the developer and the investor, of course the market plays a key role in the numbers, but the theory of the arrangement is sound.

Eddie, thanks for the reminder about model home lease backs.  I haven't come across any of these opportunities in a long time, but I'll remember to be on the look out more often.  I almost bought one at the new home development we live at  It was around April of 2004.  The development ended up not building any models because houses were being snatched up so quick at the time.  In hindsight, I'm glad they didn't or I would probably be upside down in that home.
