Braemar Property Value Report: November-December 2008 (Courtyard Series)

It's time for another Braemar Property Value Report for the Courtyard Series homes built by Brookfield.    These courtyard homes are near zero lot line homes...five to a single pipe stem or driveway.  They include the Clarendon, Ballston & Arlington models.

The averages for this report are based on one resale in November and December 2008; an Arlington model.

The average sale price went from $299,500 last report (September-October 2008) to $290,000 this report.  The average seller subsidy (closing cost assistance from seller to buyer) is up significantly from $2,850 last report to $8,400 this report.  The worst news is that the average number of days it is taking to sell these homes stands at 211...up from 52 days last report.  This is a trend that will likely reverse itself in the Spring.  We'll have to keep on eye on sales prices and seller subsidy as the Spring market develops.

Another great post on the values of Braemar Courtyard homes.  These are great places for families that want very little yard to maintain, but still want a single family home.

You're right.  The Courtyard homes offer more space than a townhouse, but not much more yard.

It's a great compromise in that respect.  However, I notice there aren't very many in Braemar, though there seem to be more in Morris Farm.

Morris Farm does seem to have more of these Courtyard Homes, but they have been building smaller single families on the courtyard lots since they seem to be more in demand lately.
