Zillow conspiracy? Or am I just nuts?

I saw another blog on this and it got me to wondering... forgive me for this broken and somewhat long post, but I'm starting to wonder if our good buddies at Zillow are trying to do what they can to stir up more of a media frenzy.

I'm in Montana, which does not disclose sales data as public information so Zillow, Trulia, Cyberhomes, etc are sometimes horribly off-target.  I keep an eye on the sites to see what they're projecting for values, and I found it real interesting that within the same week Zillow was featured on an AP newswire story about Americans losing $2 trillion in home values the value of my house suddenly dropped 20% without explanation, no new comps or anything.  As an agent, I know better, especially in my market which has only had it's median value drop $1,000 this whole year.

 Thanks Zillow!  Ok seriously, this is news that we've all been hearing about for quite some time, and now Zillow is putting numbers to it, which is very staggering.

In some markets we're seeing that people are getting killed by decreasing sales prices, they're probably not only losing gained equity, but also some of the initial investment that they put down on the house.  That's scary.

Here in Montana, we're not seeing the massive "lost value" in homes, our median has held steady at $220k for quite some time now, and last I checked our average sales price has dipped by about $8,000.  Also, don't believe Zillow here in Montana, we're a non-disclosure state which means that sales data is not public record. 

Zillow does it's best to make a good guess in Montana, sometimes it's close! About 10 months ago when I sold my house on the west end of town I sold it for just about $228k, Zillow at the time said it was worth $219k.  Now in doing another check Zillow tells me the house is worth $192k - which would be way lower than any other house selling out there.  Also I checked my parents house that's in the university area, Zillow thinks that the house is worth about $333k.  There's been a few sales right across the street from my parents and those averaged out to around $475k.  So.... looks like Zillow's off, by a bunch.

In Montana check with a Realtor who has MLS access for value researches, we can do that, Zillow can't.

Follow up question: Thanks for all of the responses!  I'm curious to see if any of you have brokerages or associations that battle online mis-information, or are you just out there to wage the war yourselves?  Would you like to see your brokerage, or local association take a more progressive role in providing accurate information?

Zillow is all over the map!  This article does a lot to put this fact into focus.  Nice work, sir!

The other issue is also inaccurate county data that they get which distorts their zestimates as well.  My house is 500 sq feet larger than Zillow says, and I was looking into a house for a buyer the other day and the house is about 200 sq feet smaller than Zillow says. 

I don't worry about it too much.  I've had clients talk to me about Zillow, but when they see local comps that seems to calm them. Interestingly, I have had agents quote Zillow for justification for overpricing a house.

Well Brint, I am sure that you know where I stand on the issue of Zillow.  Plainly put, I was harassed this year by them to 'change' some of my MLS information and numbers because they thought my post last year was unfair.  UNFAIR from a company that spews numbers from a computer but they don't know where the numbers come from in my area.  They don't get them from our MLS, they say they get them from public transaction records but MONTHS later.  So how can you do a quarterly sales report with info that is released 6 months later after a closing?  In your state, it's not even released at all in the public records right?  SO I SAY THEY JUST GUESS.  PLAIN & SIMPLE.  Maybe a ouija board? 

I seem to be one of the only people in my midwest area that thinks they are so out of line that they should be reported to the attorney general for spewing misinformation taken as fact by the public.  It's plain irresponsible and the public doesn't get it! 

Last report I got from them they said my area lost 9% in value and sellers were denying that equity loss.

Fortunately, I don't come up against Zillow very often ... maybe twice in the last three years. The properties they use for comps is ridiculous - different suburbs - different school systems - different styles of home - not worth the bandwidth they take on the Internet!

Nothing better than a professional who knows the area inside and out to value and assess a property !  There is too much error block to block through Zillow or anywhere else.  It has its value for sure but could have a large range of error too !  Great post !

My husband's best friends check the valuation of their properties daily on Zillow.  They are planning to sell one of their properties soon (part of old divorce settlement) and are convinenced that the valuation from Zillow is "IT".   This is scarey stuff my friends.

We are battling more than just online information. The fact is that sellers will always want more for their house than it is worth, always till the end of time. They don't even care what the online data is. Their house is the best, just ask them.

Don't even get me started on Zillow.  And the worst is when buyers come and tell you that they are "sure" that they know what they are talking about because Zillow told them!

Real Estate is very local. In some markets like New Orleans they cannot come close. It is much more accurate in subdivision areas. Just my take. The assessors cannot even get it correct.

Brint, thanks for posting and getting a little gold star, because everyone needs to know that ZILLOW is like using a guesstimate.  I guess you house is worth?  Can I guess?  Lets see, I live in Texas and you live in Montana.. so of course Im going to be right on!  HAHA.  Explain this to sellers and buyers, after all "I read it on the internet".  For Zillow to be quoted in a reputable (?) news source shows how unreputable the news source really is.

Yep.  I'm working with a buyer now who may very well lost the opportunity to buy a wonderful property.  The offer is 82% of list.  She believe the Zillow numbers.  We'll see.  No matter how it turns out, even if she gets the property, she'll believe that she overpaid.

I don't think you are are crazy at all! I have investors that look for FSBOs that trust Zillow without question and then buy the properties and sell them three months later for $50,000 more without any repairs.

So many people believe Zillow as the gospil truth and then lose so much because they want to save the commission?
