OK, I've been a Realtor here in CA for 28+ years....so why did I drive an hour in low fog with a quarter mile visibility to (yet another) Business Planning Meeting sponsored by my company?>>>>To keep the big boss and office manager happy? Truthfully, that was part of it (smile)>>>And to show company and agent support also entered the picture. But there comes a time when we ALL need encouragement and a reminder about the BASICS, especially in a slow market. And I'm really glad I went. I met some new Agents (my company has 4 offices spread all over 3 counties). Did I learn anything new from the dynamic Seattle woman who taught the class? I would say YES. Here it is in a nutshell although I've added a shortcut from the teaching:
Figure out how much money you want to NET in 2009. Now divide that amount by the AVERAGE commission you receive and you will see how many transactions you need to close. For example, say I want to put $100,000.00 in my piggy bank this year. I used $4,000.00 (average commission to me), divided it into $100K and got 25. I need to close 25 escrows. Then multiply that number by 10 to see how many contacts you need to have in your ACTIVE client data base. Then multiply that number (250) by 10 see how many contacts you need to make during the weeks you are willing to work. Basically the first week of January is gone and I will take another four off for conferences, ministry work, vacations, book writing, etc. so that leaves me 47 weeks in the year. Divided into 2500 = 53 people to connect with weekly. Now how many days a week do you work? (and be sure to take a Sabbath, God has a good reason for that commandment!). If you say five days a week, that means 53 divided by 5 = 11 contacts per work day.
Contacts include connecting by phone, by email, face to face as in Open Houses, Floor time opportunities, Farm area, meeting people in the grocery store or post office and giving them your card, at your son or grand daughter's soccer game, at a Chamber of Commerce meeting, at a real estate or financing seminar....whenever you make a contact or hand a business card, consider that one contact. So really, how tough is it when you have a daily/weekly goal set? :-)
So YES, I'm happy I went to the Meeting. It was encouraging and definitely worth my time. Plus it's always good to fellowship and connect with my broker and fellow Realtors, even briefly. I'm blessed to work for a great company, one who cares about educating, encouraging and supporting their Agents more than PRESURRING them to sell, sell, sell! May this year be one filled with health, love, prosperity, right-order priorities and more of the Lord!
