A Look At Sacramento Real Estate Sales Over 11 Years

Sacramento single family homes market stats are ready. The Sacramento County homes sold in 2008 for each month is shown in the chart to the right and as you can see shows a steady increase in home sales for most of 2008. 

The month of December picked up from November with 1,891 single family homes throughout the Sacramento County area sold.

The average sold price of a home in Sacramento County was $198,919 and the average list price was $200,719 taking an average of 45 days to sell.

Hi Gena - wow, when you look at the number of homes sold in 2008 in your second graph compared to previous years, your area did very well last year.  Just imagine what 2009 will be bringing!

I have the same question Jeff did - love your graphs and would love to know how you did those.

Jeff, it was great talking to you this morning.  Glad you like the graphs. They are just excel and taking it into the graph on Word. Wow, coming from you that is quite the compliment, Mr. Localism!

Barb, I do love to match! Aren't those great numbers?  Not as bad as one would suspect.  Of course the value has gone down but the numbers are there. Thanks for the nice compliment.

Ann, one would think that the numbers would be way down but they really aren't.  The values of course are down and I'll probably do another graph to show the value change which would be interesting to see. 

My head is spinning...I do these graphs every month and for some reason you guys just noticed.  They are down in Word after you place your figures into an excel sheet. Real simple.

You gave great info and eye appealing graphs (easy for the eyes) and I think it's the colors that stood out for us :) :) Okay....I must have missed the previous ones. What I like about your post is your easy to understand info that you are giving...so everyone can understand.  Our sales numbers went down severely last year. Sales prices didn't though. I will check your monthly reports from now on.

Sally, thanks for  the kudos. I tend to think that this type of graph is easier to understand so that's why I've always tried to use them.  Interesting that your prices didn't go down...perhaps that's why fewer sales.  I'm assuming that you don't have any or many foreclosure there, is that right?

Sharon, thank you. The 11 year look at single residential homes is quite telling, isn't it?  Definitely shows that 2008 was certainly a come back from 2007.

The foreclosures went up but not like you see over there...and only in a couple of neighborhoods. Ewa is one.

Michelle, I  think you're right. Commercial will be hit hard but I think that we will see a record year in 2009.

Hi Gena,

Great info, in particular your 11 year chart is a real eye-opener. Your current inventory is surprisingly low at 4.2 months, good for you and the folks in the Sacramento area.

When it comes to interest rates, that's another story, they're actually lower than 30+ years ago as a first time home buyer myself.  One of my buyers closed Dec. 24th, sub 5% fixed 30 years. Amazing to me.

Lynda, I agree interest rates are incredible low.  I thought that 11 year look at Sacramento Real Estate really tells the story and helps ease some minds.

Kristal, so far in 2009 I've been seeing quite a few investors, myself. They are definitely coming out of the woodwork.

Joe, Looks like you went to Sacramento Real Estate Voice and retrieved the neighborhood stats. I do this for each of the counties and when I'm a little late getting it done, I get emails and text messages so apparently people like to see their neighborhood stats.

Glad you like it.  Years ago when I hired the Tomato to design my blog, I worked with Jason and he wrote a program for the stats that you shared with everyone in your comment above.

Thank you for the compliment and wish I could share with you a program that is available but it was specifically written for me by a programmer.  Sorry.
