Is It Snowing???

After dealing with a potential seller this morning, I had to ask him if it was snowing.  He looked at me with a funny look, (the sun was shinning) and asked...

"Why"?  I replied, "because you just gave me the biggest snowjob of the year!"   I said.

First, he didn't have a new roof, the shingles were curled.  The septic wasn't newer, the county said at least 15 years per thier records, and I could go on.

I try to find a little something out about the properties I go to potentialy list.  Most good agents do this.  So if you think I just fell off the Turnip Truck, your wrong, this bruise is on my head is from a minor discussion with my wife!

There was no way he would have gotten away with lying about the stuff he told me, I also will keep him out of court for giving false info to the buyers.

If you are looking to sell...be truthful or it could come back to haunt you!

Some sellers thank that we will believe anything they say. As if the truth won't come out in the wash anyway.

There is still some miscommunication with "backyard" Real Estate pros that don't think you have to disclose and don't even know that it is a law in Minnesota!

Bill, when a cursory visual inspection reveals the age of the roof, heating system-ETC isn't what is being represented ..I say walk away. There are plenty of homes that need to be sold for honest people.

Steve, I would say you are right, except, once this party understood the "law" and where I was coming from, he changed his tune.  Blamed his mis information on the neighbor!

William, can I use that 'snowjob' line?  What a great way to lighten the situation.

Bill...

You are so right on this one. The purpose of disclosure is to let the buyer know what they are getting! Good advice, once again.
