the dilemma:  take a short sale listing for a friend (that only wants me to list his house) or convince the friend to work with a more localized agent.

in my experience, working with friends and their money does not turn out well...

As an Exclusive Buyer's Agent, I don't deal with your exact situation because my company doesn't take listings, but i have had several opportunities to work with friends. I find it best if I look at their situation as I would any other client. Would you work in that area for that price range for anyone else? If not, you should refer them to the best agent who does. That's my advice anyway. It would be hard for me to watch another agent helping my very best friend.
