did you lock the Ford while you got out to take those pics? There are a few boarded up ones there I see, which is too bad, I really like the streetfronts of those type of buildings. Have you had any similar ones sold by auction that would give an idea of what something like that would sell for?

I am sure it would be a steal for a person who can do the rehab to make it habitable.

Hi Robert:

I actually brought my wife & 9-year old son with me to take these pictures and put up the sign yesterday.

The neigborhood looked kind of rough but I spoke with a couple of neighbors and they were friendly.

This is our first row house like this we have sold at auction in Baltimore, the last one went for $350,000.00 but it was BRAND NEW in a new development near the Ravens stadium.

Comparable listings are $15,000.00 to $30,000.00

THIS IS A TRUE ABSOLUTE AUCTION!!!

The opening bid is one dollar and this will sell to the highest bidder regardless of price.

I just finished uploading the DIGIBIP (Digital Bidder Information Package) with the seller disclosures if you want more details on the property or the process.

Hi Billy, I sold one on Bradford near (just a block and a half north of) Patterson Park earlier this year, it was totally gutted and rehabbed and beautiful. Of course that area is quickly gentrifying down there. I would guess rents in the area that yours is (15 blocks farther north) would be in the 750 to 900 range depending on bedrooms, etc. And that rehabbed the rental would not stay on the market longer than 45 days. What day is the auction and is it internet only? Auctions are low enough to be interesting again.

Hi Maggie:

This auction is Internet only and the closing date is Saturday January 31st at around 3:00 PM EST.

Our online bidding system is something I designed and its like an eBay PLUS static bidding system.

Registration is very simple but you do need to provide verifiable contact information. This is good so bidders know they are bidding against real people who have been verified, not some kid in Des Moines on the site for kicks.

You can place your maximum bid, just like eBay but the software will only bid up when someone else bids against you. Our software is set up so not even my staff (except the programmers) can see what your maximum bid is set at so there are no games at all.

According to the seller the unit was originally 3-bedrooms and 3-bathrooms, he called it a 3-story unit but I am calling it 2-stories with a basement.

It does need a complete top-to-bottom rehab including a new roof.

This auction came to us as a result of an agent referral and the referring agent will be earning a commission at closing.

Because of many people using our technology, internet auction became very easy, accessible and less demanding than what it looks like. Auctioning is a growing business these days and many are into this with many good things to say. The Storage unit auctions are on the rise. The National Auctioneers Association has been reporting a greater number of storage unit auctions as facilities will auction off all that is contained within a unit if the renter has stopped paying their storage fees. The average cost at auction is about the same amount of most payday loans, under $500. Things found after auctions range from a Harley Davidson to an arsenal of machine guns. (The previous owner was arrested.) Since you never know what you'll find, some definitely would think about payday loans to go to a storage unit auction.

Wow, it is great to see auctions on the site. I see that this one has expired but look forward to seeing more. If you are interested in posting your acutions on other sites, www.relify.com is a new site, just launched, where you can post for free (and people can search for free). It is for agents, FSBO's, auctions and builders to post and there is also a link to the MLS. It is a comprehensive site that includes finding a contractor and mortgage broker. Still in beta testing.
