After seeing images of the depression and reading up on it I have noticed that a lot of the same mistakes made back then leading up to it are being made today as well.  Those include greed, stupidity, and poor leadership to name a few.  It wasn't just a war that brought the country out of that mess, but some pretty gutsy initiatives taken by an agressive and caring president.  And though I realize that the real estate market is a big part of the collapse, it also falls into the greed category because it was indeed both seller and realtors who kept the pressure on continuously raising prices until they were out of control.  I know that there are a lot of good realtors out there who have been in business a long time and are suffering right now, but take solace in the fact that there are people out there who are a lot worse off.

My philosophy is this; I believe in karma, so when you see a beggar in the street, give him your loose change.  When given good service in a store or restaurant, write a rave review to the manager.  During the holidays, give your secretary or someone who totally doesn't expect it, a nice gift.  Go out of your way to help someone struggling in a wheelchair.  And finally, spend some volunteering for an organization you believe in or think will make a difference. 

If all of us tried a little harder to do the right thing perhaps this world would be an easier place to live.

Morris we as Realtors are just as guilty as the banks, etc.  We should have steered buyers to homes they really could afford in good times and bad.

I couldn't agree with you more, but the bottom line is most buyers always wanted more because they believed all of the hype given by mortgage brokers and unscrupulous agents.

Morris, I agree with you greed and a lack of common sense on the part of everyone involved is what got us here.

If I can't afford something no matter how creatively attractive they make it I can still refuse to buy it and stay within my means... I can always say No.

We, as consumers, do need to take responsibility for our actions and when something sounds too good to be true, it always is.
