To Achieve Something New, You Must Do Something New

I can't remember where I heard this, "In order to achieve a different result, you may have to try something you've never done before".

Well new market....so I guess I'm in need of some new tactics! Typically Realtors (me included) send out postcards, magnets, note cards, etc... I hate to say it, but I'm one of those people that throws, those mailers away :( . Last week I bit the bullet (I hate designing brochures), and created a very elegant and informative brochure for my farm area. On the inside is a yearly statistics report, only on the specific target neighborhood. I got that from my local MLS server. On the outside flap, my pic and contact information. I did that so I could be immediately recognized (I live in the neighborhood). On the inside flap, a "use my services" paragraph and an abbreviation key (to follow the chart inside). I kept it clear, concise, and simple. I hope that it will get read, and then because it's useful info, will go in a drawer for future reference (if not needed now).

They should be delivered today. I wanted to post this now, so I can let everyone know if it works. I hope it does, I did everything manually. It was a lot of work (460 brochures). If it seems to be a good marketing tool. I may splurge and pay for it to be done next time.

I wish you luck.  Direct mail can be touch and go.  Some people have great success and others don't.  I think the fact tat you're doing something completely out of the ordinary as far as the piece you designed should help it get noticed.

Sounds like you have an artistic side. Personally, it seems like at the end of the day it was cheaper for me to get them ordered on-line and use those hours actually making phone calls or calling my sphere of influence hoping to get business out of it, and it has worked 100% of them time. An instant client.

That is great and it sounds like you had all the basic and essential information included. One thing you need to remember though is that when working a farm, you may not see any results of your work for a year or year and a half of consistent mailings. It may sound like a lot of work and money you have to contribute but the results pay for itself when it DOES start to work.

But who knows, maybe the people in your neighborhood know friends or family who are looking to buy and they might pass on your information. The key is getting your name and info out there. How will they be able to use you if they don't even know who you are or what you do. This brochure will do the trick!

Our office has a regular farming group and the message we hear over and over again is that farming is a long term proposition.  Many people send mailers out and many walk the neighborhoods knocking on doors or dropping off newsletters.  I do a combination of walking the neighborhood doing drop offs and sending out mailings.  Some pay attention to one and not the other (and vice versa) but eventually people will remember who you are.  I'm pleasantly suprised when someone comes into an open house and acts as if they know me because they're so used to seeing my face on their doorstep once a month.
