Top 10 Things to look for in a Buyers Agent

1.  The agent should be able to demonstrate how they will help you obtain your goals; typically through their education, communication, negotiation skills, and commitment.

2.  Agents should have a plan to find the right house, as well as an objective assessment of the home, and ability to help with the financing and inspection process.

3.  An agent should have the time available to work specifically with you, and not be too consumed with multiple buyers and sellers as to neglect your time.

4.  An agent should agree with you on how often you will be communicating with each other.

5.  Agents should look for homes in the price range you are comfortable with, not necessarily what you qualify for.  An agent should be able to provide you with a list of comperable sales to establish an offering price.

6.  Buyers need to understand the real estate purchase process, so agents need to be comfortable in explaining the procedure; from searching for a home, to making and negotiating an offer, to inspections, lending, escrow, and closing.

7.  A buyer will want an agent that is current on education and real estate law.  Commitment to education indicates a high degree of professionalism.

8.  Agents need to be able to discuss how a business relationship with the buyer can be improved or terminated so there are no surprises.

9.  Reputation of an agent is critical in the real estate industry.  An agent should be able to provide any buyer with references from past clients, as well as business partners such as title companies, lenders, and home inspectors.

10.  A buyer should be looking for a Realtor because a Realtor is a member of the National Association of Realtors, and is obligated to follow a strict code of ethics.

A very good list!  Item 2, the inspection process, it may be worth a little time to find out the buyers comfort level for the various home conditions.  In general terms, somewhere between move-in condition to tear down. Do you expect the house to be in; move-in, minor decorating, major decorating, minor repair, major repair, minor remodel, major remodel, fixer upper, or tear down condition?   In my experiences, the buyers that have set condition expectation up front get to the right house and the right closing much happier.

Jim - You make a very valid point.  No sense in showing a buyer a fixer-upper when they are looking for move-in ready.  I think it makes our job easier, and will definately make the buyers happier knowing that we are only showing homes that are in the condition that fits their needs/wants.

I think some of these TV shows today can take an average persons expectation of a repair and magically during a commercial break turn it into the new perception of decorating.  I can't tell you how many times I've heard... but it looks so easy on TV, can't we do the same thing?  My common response today is sure, you just missed the end of the show when they rolled all the credits on the screen.  It will be that easy when you hire all of those people to help you.

Jim - Yes, I watch some of those shows, and you definately need to read between the lines.  They don't show you the crew of 10 that does all the work when the cameras are not running.  Plus, they never include the labor costs when explaining how inexpensive the work was.  Oh, and how about the fact that not everyone probably has those fancy little tools just sitting around their home waiting to be used.  Tools are expensive, and if you don't have the right one's, it makes a huge difference.
