Staged to Sell with a Messy Teen Room

This is an interesting article from a model home in the UK. At Showhomes, we try to make our staged homes look lived in and 'unstaged' so they appeal more to the average buyer. Never tried to take it this far!

A showhome has been built complete with a teenage boy’s messy bedroom to make them feel like home.

Showhomes are normally built to look perfect, but a building company in Old Catton, Norwich, has created a replica of a teenage boy’s untidy, ransacked room.

The room includes all that you would expect from a boys room; an unmade bed, crumpled T-shirts and smelly trainers. Mrs Abel, the company’s director also scattered CDs, magazines and empty drink cans around the room before emptying a bag of Hula Hoop crisps on to the new beige carpet.

Mrs Abel said: “I’ve always found showhomes are a bit bland and unreal, so I thought if we were doing a teenage boy’s room we shouldn’t have it too pristine.

“I managed to find a fake pizza and sandwich, I had some old T-shirts and one of the girls in the office brought in her son’s trainers.”

She added: “We wanted to provide a talking point, help people to visualise it as a family home and give them something to remember the house by.

“We certainly had fun doing it and people who have looked round have laughed.”

And when visitors peek inside, they trigger a switch which turns on a loud rock radio station. The only thing Mrs Abel hasn’t tried to recreate is the ‘distinctive stale smell’ of a teenager’s room. ‘We thought that would be a step too far,’ she said.

The only thing missing is the distinctive musky whiff of a true teenager’s den.

The Abel approach and treatment seems to be paying off.

Despite the property industry struggling nationwide, six of the eight homes at The Dairy have already been sold - even though two are not yet built.

Very interesting and creative...not sure I would do it, but I understand why they did!

We never eat pizza in our room growing up...making the teenager's room look like a cyclone might be typical but staging it a little more like Mr Roger's son is in there may have more curb appeal of being a place treated with respect.  Good post to consider the approach of showcasing a place for sale.

Staging is probing new depths.  Hmmmm.  I have a 14 YO daughter that would qualify by this criteria as a top-notch interior decorator or stager.

Hmmm , Interesting. I don't think I would do it. Being a son of an interior designer I could not have a messy room as a kid!! Rule#1 even the bed had to be made if I wanted to go out play!

That is so funny! Talk about pushing the envelope! I'm glad she opted not to go for the teen-guy smell, though. That would drive people screaming from the home!

Not sure I buy into this idea. Hard to argue with the results, although keeping in mind that I doubt one buyer said they bought the property due to the messy room. You do have to create unique selling points in a property. I guess I am of the opinion they shouldn't be a mess.If they had asked me to stage a property in this way, I might have agreed but I know I would have snuck back in later to tidy up!

Maybe that's just the Virgo in me.There is a place for everything and everything should be it's place. I'm such an anal person! LOL!!

I was an interior designer in the model home industry for 26 years and the principle behind this type of marketing is creating memory. When home shoppers are looking at so many homes, this home will stand out in their memory. Not only because of the wacky teen room but because they most likely stood there in the house laughing and left there with a good feeling. It's all about eliciting the right emotional response and it works!
