Hunter Homes of Huntsville Alabama says NO to sex offenders!

While reading over a local home builders contract for a buyer, I was shocked, then thrilled, to read Hunter Homes policy about selling to Register Sex Offenders.  What a breath of fresh air!  Hunter Homes builds a whole lot of house, for a little price and they target first time home buyers.   What a great start to home ownership.

In a nutshell the contract states that Hunter Homes has a policy AGAINST selling homes to be occupied by persons who are registered Sex Offenders.  This means ALL states, not just Alabama.  The purchaser must represent that they, nor ANYONE that occupies the home, is NOT a registered sex offender.  The purchaser may not knowingly sell OR rent to a registered sex offender.

                                             

This is the best part:  In the event a purchaser misrepresents the registered sex offender policy and knowingly allows a registered sex offender to occupy the property, sells OR rents knowingly, Hunter Homes has the right to repurchase the property.  The sale price will be the original sale price MINUS closing costs AND estimated costs of repairs or renovations to place the property in resale condition.  The terms of the policy survive the closing of the purchase.

Hunter Homes of Huntsville Alabama believes that the safety and welfare of their home buyers is of the utmost importance.

Hunter Homes is large builder in Huntsville Alabama and I have no doubt they have a full team of legal representatives, covering their rear ends at each turn.  I have no doubt they will do their best to enforce this.  I am now a Hunter Homes fan and will be MORE than happy to introduce this builder to any of my buyers!  Talk about a "feel good" for a Realtor!  Nothing beats knowing a local builder is doing their very best, when they do NOT have to, to protect their homeowners.  Thanks Hunter Homes, for caring about our community and helping keep us safe by saying NO to sex offenders.

With any luck, they are starting a new trend for home builders in Huntsville Alabama.

Hey Sis!  I think that's is just grande and that all builders should do this!  Great idea and goes to show your builder DOES care about the community.

I'm SO jealous that you're going to Seattle!  I would love to go and LOVE to meet you there!  I can't wait for them to come to the east coast--southern, PLEASE!  I am planning to go the next time any of the conferences are in the south, that's for sure.  Enjoy and give the AR guys a big hug for me while you're there!

Debe-Isn't it great about the Sex offender policy?  I couldn't believe it!

Hey Girl!  You know I received that announcement and deleted it, thinking it was the Seattle conference again!  I just checked my calendar and it looks like I can make it--I'm going to have to clear with CFO hubby before I commit though!  This is exactly what I was hoping for too!  I have to go to Greensboro earlier in the month for my final CRS course and I'm thinking that if this conference counts towards CRS, I can just use this as my final task to complete it.  Got alot of checking to do but, will let you know!

WooHoo!  I'm SO excited that I may finally be able to meet fellow AR members!

I would only question if its legal though???  Im no Lawyer it just sounds like discrimination.  The individual was convicted and following the law by registering, did their time and following the law ???? 

A guy who decided to pees in the alley and got caught could have to register as a sex offender here.  Is he a offender, no, but would still have to register.  A drunken college kid who decided it would be funny to moon somebody faces a misderminor charge of indecint exposure, pay the fine, and has to register as a sex offender, virtually ruining his life.  Sure what they did was wrong, but for somebody to deny housing to them for that, I don't agree.  Most sites that list "sex offenders" only list the registered offenders that register, not the crimes, so they are all (in the publics eye) child molesters and rapists. 

I can almost see the Registered Offender becoming a protected class. 

I had this fight lat year witha  member who got very angry with me, its not my intent to anger you.  With two kids I would welcome such a thing, but I do not agree with the laws (as written).  Judges have no discretion on what  a "sex offener" is which causes alot of false positives.

I bet that is all about soliciting good will from the community more than it is about anything else. I can't imagine any sex offender wanting to take them on in a court of law!
